NJ Real Estate 2026: Talking with a Divorce Coach About Selling Your Home
I had one of those conversations recently that stuck with me for days afterward. I sat down with Kim Lorah of Blossom Divorce Coaching for a podcast episode, and honestly, I went in expecting to talk about logistics - timelines, paperwork, that kind of thing. Instead, we ended up talking about something much more human: how hard it is to look at your own home with clear eyes when your life is changing underneath it.
If you're local to Bergen or Passaic Counties and thinking about a move in 2026, whether it's tied to a divorce or just a new chapter, I wanted to share a bit of what came out of that conversation.
Your Home, Your Memories, and a Little Bit of Distance
Kim and I discussed something that really landed with me: once you decide to sell, your home has to become a product. That doesn't mean the memories don't matter. It just means that during the actual process of selling, it helps to separate "this is where I raised my kids" or "this is where we ate dinner every night" from "this is what a buyer will experience when they walk through the door."
That's a hard shift to make on your own, especially in the middle of a divorce, when everything already feels like too much. It's part of why the agents at the Skylands Team have spent years focused on real estate for people going through a divorce - not because we have all the answers, but because we've sat with enough people through this exact moment to know how much gentler it can go with the right support.
Talk About Expectations Before You List, Not After
The other thing Kim and I kept coming back to was timing - specifically, having the hard conversations before the "For Sale" sign goes up, not once things are already moving. Who signs off on offers? What's the plan if repairs come up? What happens if it sells in a week vs two months?
None of these are fun questions. But Kim sees it in her coaching practice all the time - the stress isn't usually about the house itself, it's about not having talked through the "what ifs" ahead of time. A little planning up front saves a lot of heartache later.
North NJ Still Feels Like Home
Whatever's bringing you to a move this year, I'll say this: Northern NJ is a genuinely lovely place to be starting fresh. Between lake communities, the shore, major cities or sleepy suburbs, it's easy to see why people fall for this state and stay. If you're curious what your home might be worth in today's market, or you're a buyer trying to make sense of the shifting NJ real estate market in 2026, we're always happy to just talk it through - no pressure.
Since it might have been a while since you have sold or bought a home, and it might not be on your list of "fun things to do this year", we have handy guides ready for you to make learning about the process a little easier. Check out our YouTube videos by clicking here.
A Little About Why This Work Matters to Me
Collectively, we have been doing this for over 30 years now, as a REALTOR with Prominent Properties Sotheby's International Realty, and we've had the privilege of helping close to 250 families and individuals through their home sales - including a good number of people navigating divorce. We don't say that to toot our own horn. We say it because when you're going through something hard, it matters to know the people guiding you have actually been there before, more than once.
Vera Lewandoski and I have been working together in Ringwood since 2018, and one of the things we care about most is making sure people feel steady during a season that often feels anything but. And Patrizia Maccarrone has been serving the New Milford area for years. That's the whole reason conversations like the one I had with Kim matter so much to us - they remind me that this job is about people first, houses second.
If any of this resonates, I'd really recommend giving the full podcast episode a listen. It's a short, honest conversation, and I think a lot of people going through a similar transition will feel less alone after hearing it.
And if you ever want to talk through what selling (or buying) might look like for you - divorce-related or not - our door's always open and our phones are never far from our hands!
