The commute, the crowded parking lots and a tax bill that keeps climbing start to wear on people. Many of them ask us the same question: what would life look like if we moved northwest, where the roads are quieter and the trails start at the end of the street?
This guide puts Bergen County and Sussex County side by side using official New Jersey Division of Taxation figures and U.S. Census data. We also share two of our current listings, in Vernon and West Milford, so you can see what the numbers look like in real homes.

What Your Budget Buys in Each County
The New Jersey Division of Taxation publishes average residential sale prices and tax bills for every municipality. In 2025, the county averages were $869,612 in Bergen and $482,587 in Sussex. Those are county-wide averages, so the towns behind them matter. Ridgewood averaged $1,345,963 and Wyckoff $1,121,234, while Vernon averaged $345,744 and Hamburg $335,961. That is a difference of roughly $1 million between Ridgewood and Vernon.
The average price gap between the two counties is about $387,000. It is not a promise for your particular home, since every property is different, but it shows why some Bergen County sellers are able to buy in Sussex or northern Passaic County and free up meaningful equity. Property Taxes and Cost of Living
Taxes are usually the first line item downsizers ask about. The 2025 average residential bill was $14,200 in Bergen County and $8,997 in Sussex County, so the average Sussex homeowner pays about $5,203 less each year. Vernon ($7,517) and Hamburg ($8,213) both sit below the Sussex average.
We want to be straightforward about one thing: lower prices do not always mean dramatically lower taxes. West Milford in Passaic County averaged $10,278, nearly identical to Mahwah at $10,236. That is why we compare taxes town by town, and why we recommend looking at the actual tax bill on any listing before you fall in love with it. The bigger cost-of-living story is the purchase price. The average Sussex sale price works out to about 4.1 times the county's median household income, compared with about 7.1 times in Bergen. A smaller mortgage, or no mortgage at all for some sellers, can be the biggest change to a monthly budget.
Lifestyle: From Commuter-Town Hustle to Slower Country Days
Bergen County's strengths are convenience and connection: walkable downtowns like Ridgewood, the Paramus shopping corridor and frequent NJ Transit rail and bus service toward New York City. The tradeoff is density. With about 4,204 people per square mile, it is a place where traffic, parking and crowded weekends are part of daily life.
Sussex County is the opposite. It spans about 519 square miles with only 24 municipalities, compared with Bergen's 70 in roughly 233 square miles. Vernon alone has skiing and mountain biking at Mountain Creek, Wawayanda State Park and stretches of the Appalachian Trail. Farther north, High Point State Park is home to New Jersey's highest point. Lake Hopatcong and the county's many lake communities add plenty of ways to get on the water.

What to Weigh Before You Move North
Country living has real tradeoffs, and we would rather you hear them from us first:
- Your commute is personal. County averages include everyone who works locally. If you commute into New York City every day from Vernon, expect a longer trip than the averages suggest. We recommend driving your route at rush hour before you decide.
- Services are more spread out. Plan for longer drives to specialists, hospitals and larger shopping centers.
- Winter is real. Mountain roads and steeper driveways deserve a close look. In a condo community, snow removal is often handled by the association, as it is at 4 Davos Drive.
- Ask about septic and water. Many rural homes use septic systems. The West Milford home below lists a new septic system, and the Vernon condo lists public sewer.
- Read the fine print. Confirm taxes, association fees, flood zones and permitted uses with the municipality before you commit.
